Please review the rental standard before applying as application fee are non-refundable. It is non-refundable regardless if application is approved or denied. Since you are applying directly to a third party company there could  be multiple application.

Approval of Pet/Service Animals must use screening even if you have no pets.  If you do not your application will not be approved.

Elm Management Group takes pride in providing residents with quality rental homes. All applications for residency are process through a separate tenant screening company. All prospective residents 18 years or older must process an application to rent. Application fee are $85 per person. Payable directly to the background company. All application fee are non-refundable.

Once approved lease will be sent to you to review and to sign electronically so must have a valid email address for each applicant

If you have no verifiable or negative rental history, your employment/income is not verifiable
or less than 3 times the monthly rent, your credit is negative or you have no credit you may be
required to pay security deposit the maximum allowed by law (3 times the monthly rent).


Please take your time and fill out your application thoroughly to ensure timely processing.
Must upload copy of your driver's license.


RENTAL HISTORY

  • At least two (2) years verifiable rental history must be provided. Verifiable rental history is described as history with a non-relative person or company.
  • Negative rental (ie: utilities collection, rental collections, late fees) or no rental history may cause for the application to be denied, at management's sole discretion.
  • Eviction must be at least 12 months old and no negative reporting after the eviction. All evictions must be disclosed.
  • If any information is determined to be false will result in automatic denial

EMPLOYMENT/INCOME

  • Total gross monthly income from all sources should be at least Three (3) times the monthly of the home you are applying for. This may include any income in addition to that received at your job. (ie: tips, social security, retirement, self employment, housing choice voucher)
  • All employment and income must be verifiable, if your income is less than Three  (3) times the monthly rent or is not verifiable your application may be denied, at management's sole discretion.
  • Acceptable form of proof, VOE from Employer . Self employed must submit 2 years  tax returns only. Social security award letter. Letter of Offer will need to be verified.
  • If any information is determined to be false will result in automatic denial

CREDIT

  •  If your credit accounts reflect more than 50% negative credit or if you have no credit your application may be denied, at management's sole discretion.
  •  Any accounts with a “last reported” date of more than five (5) years before the application date will not be considered in the 50% rating
  •  We have no minimum credit score requirement.
  •  All bankruptcy must be discharged before being considered

CRIMINAL HISTORY

  •  All criminal records must be disclosed. If not and shows up in the background will be automatic denial
  •  Criminal records that are (7) years old will not be taken into consideration
  •  Criminal records that are under (7) years old will need to be explained.

OTHER

  •  Rental payments are required to be paid online (cc/debit card fee 2.99% and Bank Draft $3.00 Fee or at a paynearme site (7-11 or  CVS $3.99 charge)
  •  Renter insurance is required and if a pet is approved for the property it must be listed on the rental policy. Tenants can purchase their own or purchase from tenant portal or will be included in the  Resident Benefit Package.
  • Tenants are to set up their tenants portal and approved text message system so that we can have communication with the tenants within the system.
  • Pets are considered anything that is non-human and will require a pet rent of Twenty-five ($25) a month per pet  if approved. A separate pet application must be filled out @ https://elmmanagementgroup.petscreening.com. Photos of the pet and vet records must be included for the pet to be considered. Any pet found after move-in that was not approved will be fined at $500 and will be considered a violation of the lease.
  • Service animals/companion animals must have a letter from a licensed medical professional at the time of application. The professional will be called to verified that they wrote the letter. They also must be process through petscreening.com at https://elmmanagementgroup.petscreening.com or application will not be approved
  • All lease will end  May 31 and rental due dates are on the 25th of the month. 

 

Resident Application/Rental Requirements

The Elm Property Management Group  Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, Applicant agrees to be enrolled and to pay the applicable cost of $50.95/month, payable with rent.

Your RBP may include, subject to property mechanicals or other limitations:

- HVAC air filter delivery directly to your door approximately every 60 days

- Renters Insurance that meets all lease requirements from an A-rated carrier

- A resident rewards program that helps you earn rewards for paying your rent on time

- $1M Identity Protection for all adult leaseholders

- Credit building to help boost your credit score with timely rent payments

- 24/7 online maintenance reporting

- Home buying assistance for when the time is right to buy your “forever” home

- Online portal: Access to your account, documents, communication and payment options

- Vetted vendor network: we find the technicians who are reputable, licensed, and insured

Renters Insurance requirements and options:

The Landlord requires Tenant obtain liability coverage of at least $100,000 in property damage and legal liability from an A-rated carrier and to maintain such coverage throughout the entire term of the lease agreement. Tenant is required to furnish Landlord evidence of the required insurance prior to occupancy, at the time of each lease renewal period, and upon request.

To satisfy the insurance requirement, Tenant may either (1) be automatically enrolled into a policy that satisfies the coverage requirements as part of the Resident Benefits Package; or (2) obtain alternative liability coverage from an insurer of Tenant’s choice. The option Tenant chooses will not affect whether Tenant’s lease application is approved or the terms of Tenant’s Lease.

Option 1: Do nothing. Tenant will be automatically enrolled into an insurance policy as part of the Resident Benefits Package. No further action is required. Coverage will begin on the effective date of Tenant’s lease and continue throughout the lease term. Please refer to the evidence of insurance that is supplied by Elm Management Group LLC for additional coverage details. The Resident Benefits Package monthly rate will be adjusted by the premium amount in the policy.

Option 2: Buy a policy. If Tenant prefers, Tenant may find, purchase, and maintain another policy that satisfies the Landlord’s requirements. The Resident Benefits Package monthly amount will be adjusted accordingly. Visit http://insurance.residentforms.com/ and follow the instructions listed there to provide evidence of the required insurance coverage to your Landlord.

Please be sure that your policy meets the following criteria prior to submitting:

  • Policy is purchased from an A-rated carrier
  • Policy meets or exceeds the required $100,000 in property damage and legal liability
  • Elm Property  Management Group  is listed as additional interest

It is Tenant’s responsibility to pay premiums directly to your insurance provider. If the policy is terminated or lapses, Tenant will be subject to a lease violation fee of $25 and agrees to be subsequently enrolled into the policy referenced in Option 1 above.

NOTE: The total monthly cost of the Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property.
